Policies

When you book at Valentine Lakeside, you agree to the following:

Eligibility: The primary renter must be 25 years of age or older.

 Reservations, Payment, and Cancellations 

  • Payment: The credit card on file will be charged for the full balance at booking.

  • Cancellations: Cancellations made within 7 days of arrival are non-refundable. Full refund minus credit card and booking fees of 10% if cancelled 7+ days before arrival. Non-refundable inside 7 days.

  • Because we’re a small lakeside property, these policies apply to bookings of up to three rooms. For four or more rooms, please contact management for group deposit and cancellation terms.

  • No refunds for weather, natural conditions, or lake level changes.

  • Rates are subject to 10% Texas state and local hotel occupancy tax.

Check-In and Check-Out

  • Check-In: 3:00 PM or later

  • Check-Out: 11:00 AM

  • Early Check-In: $50 fee with prior approval.

  • Late Check-Out: $50 fee (until noon) or ½ nightly rate (until 5:00 PM) with prior approval.

  • Valentine Lakeside uses virtual check-in. Guests may go directly to their room.

Occupancy and Day Guests

  • Each studio, suite, or house has a Maximum Occupancy. Rates include up to that number of guests.

  • Day Guests: Max 2 per reservation, $10/person/day with approval.

  • Exceeding occupancy or hosting unauthorized gatherings may result in immediate eviction without refund.

Group / Event Bookings

  • Events or group gatherings beyond occupancy require written approval and may require a deposit or event fee.

 Pet Policy

  • Dogs only, permitted in approved units: 1, 2, 3, 5, 6, 7, 9, 11, 12, 14, 15, 20, 21, 22. Pets are not allowed in 4 and 8 as they are maintained as never-pet rooms for guests with severe allergies. Owners may allow some dogs in rooms 16 and 17, call for details.

  • Non-refundable fee: $50 for one dog / $85 for two.

  • Leash and pick up required. Pet waste cleanup by staff: $50.

  • Unauthorized pets in non-pet units: $250 cleaning fee.

  • ADA service animals always permitted; Emotional Support Animals treated as pets.

Cleaning & Housekeeping

  • Extra fees apply for excessive cleaning or damages.

  • Complimentary towel, trash service available upon request for stays over 5 nights. Extra towels nd trash bags are in the customer coop.

  • Full housekeeping service available for a fee.

  • Maintenance staff may enter units with reasonable notice.

Smoking

  • Smoking/vaping only in designated outdoor areas. Indoor or unauthorized smoking incurs a $250 cleaning fee.

Parking & Trailers

  • Studios: 1 car | Suites: 2 | Houses: 3.

  • Extra vehicles: $10/day with approval.

  • Boat trailers park in designated fields. No parking on grass or roadways.

Boats, Jet Skis & Watercraft

  • Boat lift renters may use launch/trailer area free.

  • Others: $20/day fee with approval.

  • Only registered guests may use docks, slips, kayaks, or swim mats.

  • Life jackets required under 18.

  • No fueling on property. No operation under influence.

  • No refunds for lake level or access changes.

Pool & Lake Safety

  • No lifeguard on duty. Swim/boat at your own risk.

  • Supervise children near pool/waterfront.

  • No diving. No glass near pool/waterfront.

  • Proper swimwear required in pool.

  • Pool hours: 8:00 AM – 10:00 PM.

  • Pool may close for weather or maintenance, generally closed November through March.

Fire Pits, Grills & Fish Cleaning

  • Use provided fire rings and grills only. Obey Llano County burn bans.

  • Extinguish all fires after use.

  • No fish cleaning indoors or near pool. Use waterfront station and dispose of remains in outdoor bins.

Safety, Noise & Conduct

  • Quiet Hours: 10:00 PM – 8:00 AM.

  • No fireworks, illegal substances, or disorderly conduct.

  • Candles/open flames prohibited indoors.

Wildlife: Valentine Lakeside hosts native wildlife (deer, raccoons, ducks, etc.). Do not feed or approach. Secure trash and belongings.

Plumbing: Do not flush grease, diapers, wipes, or feminine products. Grease jars provided.

Sprinklers operate midnight–7:00 AM. Items left outside may get wet.

Lost Items & Keys

  • Lost key: $25 | TV remote: $25 | AC remote: $100.

  • Lost items held 14 days; shipping costs paid by guest.

Photography & Drones: Common area photos/videos may be used for marketing. Commercial or drone use requires written consent.

Accessibility: Some units are not wheelchair accessible. Please confirm before booking.

Security Cameras: Exterior cameras in use for safety. No cameras in private guest areas.

Force Majeure: Valentine Lakeside is not responsible for weather, utility, or natural disruptions.
